Why do you need a HIP?

A HIP is a set of documents that provides the buyer with key information on the property and must be provided by the seller or the seller's agent. It is a legal requirement to have a HIP and you can't market your property without one.

The HIP lets buyers see important information about the property at the start of the process, free of charge. This means there is less chance of buyers becoming aware of any surprises at the end of the process. The HIP can help reduce delays and extra expense to the buyer and seller.

How much does it costs?

For HIPs we charge £172 plus vat for a freehold property and £202 plus vat for a leasehold or commonhold property. If your property is not registered at the land registry then there will be an additional charge of £90 plus vat.

 

How Long will the HIP last?

If you are continually marketing your property, and you do not take it off the market, your HIP will last for as long as it takes to sell your property.

If you take your property off the market and then put it back on again, there is no need to refresh the documentation in the HIP providing you relist the property within 12 months of having first marketed the property.
